Housing History of Kathmandu The start of Vertical Era

Nowadays i have left my JOb and started my own Company Called Nepal Property Market. I was very much impressed by the concept of Realtor in Nepal.There wear many more like Realtor who tried to organize real estate Brokerage business but Realtors gets the credit of bringing the biz in limelight. I have a very good relation with Mr.Dilip Neaupane the founder of realtors and we meet for a coffee.

Mr.Dilip is in the Real estate market of kathmandu for a long time may be he is among first few who started working with the very evolution of vertical living in kathmandu. My curiosity to get information made the conversation long but information received i am sharing with you all.

Real Estate History of Kathmandu: People often ask us who introduced housing concept in Nepal.

The first Apartment that was made was Suraj Apartment in the nepalese year 2054 in bhatbhateni. Current state of the apartment is a very low standard as no proper management but investment wise its located in heart of kathmandu/

Real estate trend of Kathmandu

How does real estate price hikes? this often my friends ask. What we need to understand any location which offer people to generate business,or even if there is new job vacancies being created,new income sources it directly affects the real estate within that locality. So for those who are into plotting of land  and into building real estate housing whats more important is an entire package ,in my suggestion develop a city with proper economics and not oasis of living with some cheap variation.

Land price in Kathmandu and its direct affluence.
Question 1: Where is land value more high Durbarmarg,New road,Asan Gali,Jamal,Nayabus park,New Baneshwore,Circle of boudha temple,Thapathali?

Question 2: Return of investment is higher on which of the above places?

Question 3: Which among the above is the most popular location?

Question 4: Where is the rent most high?

and last question do you know about any transaction in this place in last 1year?

You must be having your own ideas but answer to all question has a different location but one thing is common in all only the ground floor are the most demanded commercial outlets and growth perceptive is entirely horizontal along the main road. A shutter in New Road on main road will cost you something around 800 to 1000 rs per sq.ft and moment you opt for 2nd floor the rates comes half and if you compromise with inside by lanes rent gets cheaper.So we have a complete distress market. 

Every house that a middle class segment dreams has a shutter .Why? ask yourself certainly not for parking car....but you can consider it as insurance to old-age and now growing trend is building flat system house. With current urbanization i dont see growth of real estate in nepal.

Lets take eg: of Gurgaon in India....15years bak may be the population of delhi just 2lakhs but today's their is a traffic inflow of more than 10lakhs people everyday. Its a planned initiative of the government, Catering to business hub and segregation of business and residential establishments. So now wonder prices in Gurgaon has gone up.

So it should be joint initiative of public and government and we need to segregate our neighborhood. Have.Have allocation for areas for school and colleges,Hub for business houses,Places of tourism interest, and top it all plan the town and not personnel lust list .

Biggest sarcasm having Central jail not only by terms but location so central .Even if the government lease out its premise the Investors will be happy to build a new jail in any government approved area.

Whenever i pass by our supreme court i feel what an impact would it have if it was to be a shopping mall.Anyways people  travel far length to reach the court so it would hardly matter to shift it on outskirts.

In my suggestion a proper township planning the government should do and share the same with public and seeing today's public i think government would get full support to develop the city.....So lets get together and ask government for permanent solution and not measures to make individual leeching on chair greasing themselves.

In brief prices of land outside ring road is noticing good transaction and money aspect some parts are more expensive than lands inside ring road.

Grande Hospital:;::; Price impact the whole Tokha Area.
Naya bus Park::::::: Price impact shamakoshi,gangabu
Balaju Industrial Area::::::: Price Impact Balaju

So if you planning to invest check whats in and around your locality in current scenario hospitals,bus stops,distance from airport, and mixed community area is experiencing a good raise in price whereas schools and colleges has no impact.

Secondly if the land is main road ,sub road,or by-lanes also directly determine the price.If you ask me from investment point of view go for properties without access of car drive way ,you will get at really reasonable price and secondly you can always rent a shed for your car parking and little bit of walking is good for both bank  account and health.

Now dreams of living in apartments are getting shattered !!! Initially it was about completion and now lalpurja and top it all the maintenance cost of living in apartment seems so high that you can rent a furnished apartment at the same cost......

THis week headlines is all about The Park View Horizon situated in Dhapasi. Finally its completed after 5 long years of construction -Yeah it has all modern amenities but do Nepalese people require them.I believe we need to start classes regarding vertical living and how to adapt yourself in it.This week 36 new cases has been filed against it by its loyal clients whoes patience finally gave way after 5 long years of endurance and when i tried to figure out the reason it all boiled down to the maintenance. Jaipuria in his Indian style increases 100sq.ft in every apartment to make up his loss and since so many apartments are yet to sell and so little client seems really interested to move in that he has made maintenance cost nearly 20grans per apartment.

Mostly apartment buyers are running after foreigner ghost considering that they will pay in dollars for their apartments and they will mint money but who will educate this brats sorry rich brats thats those are all myths and fact remains even foreigners are well acquainted will Nepal rentals..

So to sum up what was the fault of Park View Horizon?
1- The Employers wear all suckers who sucked the opportunity to make money
2- No-body thought of taking Nepalese people opinion and their lifestyle about their requirements
3- Gave maintain ace to Group 4 --No doubt they are the best out here but negotiation is a key for at the end its the client who is going to bear the cost.
4- Paid Meter dedicated line from NEA WHICH WAS NOT ACTUALLY REQUIRED..now it will be soon that the whole line will be cut.
5- Boiler for water heating----In not a single apartment this has worked and who will pay the electrical bill
6-Construction length too long.
7- Its not India .....Nepalese people can talk and stay in apartment for few days or month but not at their own cost.


So finally who will be at loss?
I think those who filed case for Mr. Jaipuria is already in loss and what more will he suffer and all his anger now will vent on this poor clients who wear mislead to file case and will make some lawyer rich just to quench their ego...

I have left out names of few of the developers and their projects as i not very sure about their current update..and some of them has been blacklisted.So the above names you can say are the few whoes projects seems to be completed in coming 2 yrs time.

If you see location  all are located in wonderful place and each place has its own benefits but to talk about cost .I think its really high.Its seems all developers intended to kill to gold egg laying hen once for all and take out all the gold egss!!!!. The price tag is too high for Nepal market and mostly the investors are only second home buyers.

If you see the housing segment some really good properties have come up in tokha and i think its worth investment.

So whats the nuclear physics in calculating investment before buying a property:
Cost for average good plot per anna=1000000/- if outside ringroad
Cost for average good plot per anna=2000000/-if inside ringroad

To built a moderate house you need 4anna
So total cost if outside ring road=40lakhs
So total cost if inside ring riad=80lakhs

Keeping a quality cost of constructing using all best available brands 3500/- per sq ft is current cost.
An average house will be of 2000sq.ft...A very Good size.

So total construction cost= 70lakhs

So a good house inside ring Road= 1crore 50lakhs max
outside ring road= 1 crore 10lakhs

Any investment i belive above this budget is mere foolishness untill you wanna make a state of art building flaunting your pride and social status.

Hi greetings to all and thanks for logging in to my blog page…..now I can start writing since 70% of my website work is completed and rest I expect to complete shortly.
Everyday when I travel in market I hear people talking about real estate recession and slow property business but if you ask anyone what this recession is all about they are blank staring at you. It’s been 4 yrs I am working in Nepal Market and what I find here is every ram ,dick ,harry knows everything or at least pretend to know everything ,considering themselves Mr.Know-all and these attitude has developed in due course of time as market is so small you can easily count people on finger tips who is doing what and top it all the free time people have –what best can be done to it.
As I ventured in Nepal Propertymarket I saw people have a lovely policy of copying what other is doing, if Mr.X has invested in land and earned good returns then you can find a hoard of followers of Mr X who wants to invest in property and fact remains the deal can take place anytime and anywhere as its mostly impulsive and what next…line of people crying about their lost investment. Trying to locate the end buyers of property in Nepal I hardly could trace some and in capital city Kathmandu you can say property business was like a flying-disk game played by handful of people.So where is the end buyers ? Yes right end buyers.I sympathies with the term itself.I am a professional realtor but I could not locate a property for end buyers in fact given me the opportunity to invest in current property option available in market ,I don’t see any. Either the price is too high or the location is too far.So who is investing in the upcoming properties? Yes I surveyed on it and found a handful of people has invested in everything that’s a talk of town ,secondly rich guys from outside Kathmandu, thirdly people who already owns property in Kathmandu but hardly you see young investors.
It’s getting late and no electricity regular problem in Nepal need to sign off will catch you tomorrow and will try to explain exactly what went wrong in Nepal property Market…..
